For us in Naples, it seems as if the value gap between distressed and regular homes is narrowing and the banks know it. It's very difficult to steal a house these days down here but I'll keep looking.

I recently purchased a bank owned home near the Brandon area. All of the mentioned fees above (doc stamps on the deed, title search and exam, and title insurance) I did have to pay for, but I negotiated the closing costs down to nothing. Seriously, I was so excited about this that I really didn't mind the fees. Of course I didn't want to pay them, but it could have been extremely worse. If it wasn't for no closing costs you would be reading from an apartment renter still.

It's always a good idea to have your mortgage loan pre-approved before submitting an offer on a bank owned houses. Banks after all will be leery to accept an offer without seeing that the buyer has done his homework and took the steps to get the money part taken care of.

Bank like fast closing timeline too. If you have your loan preapproved in advance, you can make an offer with a short closing time... and often win a battle for the property, especially if it's offered at substantially below market price.

Happy bargain hunting!

I loved the South Cove Home. Its simply magical to see such a wonderful house. I am certain that one day I will buy a house just like that. The pictures are wonderful and the view from the window is splendid. Some lucky family is certainly going to enjoy their stay there.

Now it the best time to buy bank owned homes, but it can be dangerous for the novice buyer who is not aware of all the details. This is why it is recommended to follow a known system if you want to start in real estate investing.

Most of the banks want more money then alot of the homes are worth. If they can not sell them they put them up for auction and still want to much money.
